12 bedrooms: 6 up and 6 down 10 Full and 2 Half baths: 5 1/2 up and 5 1/2 down Beds: 1 King, 5 Queens, 2 Sofabeds (one of the sofa beds is in a bedroom and is used as the primary bed) up; 1 King, 3 Queens, 2 Doubles, 1 Sofabed (in a bedroom and is used as the primary bed). 2 kitchens and 2 living areas. No inside stairway. Outside stairs located on the back of the house from the 1st to 2nd level. Approximate square footage 6000. The pool is located on the north side of the property, and it is just a short walk to the beach. There are front and rear covered decks. New construction March 2009. Dog friendly.
Linen Rental Information
Properties are equipped with pillows, bedspreads, mattress pads and some blankets. In addition, our Beach Bundle complete linen package is included on all reservations, but is optional and may be declined should you elect to bring your own linens. Alternatively, bed and bath linens may be rented individually, and our Linen Rental page has more information. Damaged, lost or stolen items are the responsibility of the renter. Changes or cancellations require a 48-hour notice, and we ask that you place your order at least three weeks prior to your arrival to ensure proper delivery.

The house was great for our family reunion of 25. Ice maker on first floor wasn't working and part would not be in until we were leaving which turned into a lot of ice being purchased. Landscaping really needed cleaned up. Called Dunes and asked to send someone to rake up metal pieces from yard but no one ever came. Trees and bushes are all over grown and rubbed on windows during nightly storms. No real grass per say in back yard for kids to play in. Inside of house was great. Lots of room in main areas to congregate.
Our group of 29 stayed here for a week. The property is beautiful. We only had a few complaints. There were certain lighting in the property that didn't work. I feel that the maid service should check to make the all lights have bulbs and are functioning properly. The master tv in the upstairs master did not work the entire week. The property care was called numerous times, nut this TV was never fixed. Most of the remotes controls to the 14 tvs in the home did not work with the tv's provided. There was not a 40 inch TV in the downstairs living room as advertised. Our crew had to watch a 32 inch tv. The pool was not cleaned on a regular basis. We wished that we would have been allowed to turn on the pump to clean the pump rather than waiting for the maintenance crew to come. They cleaned the pool on wednesday and then again on Saturday- we were checking out on this day. Don't get me wrong, this property is very large and has alot of good points, but I thought I would stress those things that need help so that the company and the owners might step up and fix these items before the next family rents. The elevator is a definite plus. The pool was great when it was cleaned. For the next group, please make sure all recess lights are in working condition and that all tv's are as advertised and in working condition.
Thanks for letting us know... we've taken care of the lightbulbs, and finally figured out the problem with the master bedroom TV. It seems that when the cable was re-routed around the room, one of the carpeting tack strips worked its way into the cable itself. It took some doing to find it, but it's back up and running like new.
We rented this house for a large family reunion and it was perfect. The website description is right on for accuracy except they said you couldn't access the elevator to the first floor but good news you can which is very helpful for guests that cannot walk the stairs or for transport of luggage that first day or departure. Outside staircases link all the floors. Dunes was fast with fixing any minor issues we had ( air conditioning, dryer and outside railing broke). If you ordered linens take my advice and look by the entrance doors ( had to call to find these bins) ** look for a rubber maid container(s) that has hand wrapped linen for you to place on the beds. Pool perfect, they do have a hose available to use for after beach etc. No outside shower.
1st level: car port, storage room with random left over items--during our stay they had left over pool noodles ( about 6 of them), kites, charcoal grill. Also, there is a great area for a hammock--one of our families brought that and the kids loved it. Pool is gated off separate and it has a higher safety latch that my almost 5 year old couldn't get too so that gave me some comfort that he couldn't sneak down there to use the pool. 2nd Floor had a nice balcony for seating for 6 with a small plastic table. Up and down living quarters have 6 bedrooms each. All with full bathrooms except the last 2 that have sofa queen couch/pull out --they will have to use the half bath. Plus the large couch in both living rooms pull out to a queen.
3rd Floor the same. We figured out the tricks of working the elevator. Gotta keep the flexible folding panel closed all the way and the door too or the elevator will stay stuck on whatever floor you had it at last. Very annoying not to figure that out till the very end. We took the stairs when we could but when we were have major storms its nice to use the elevator between floors. Showers were great water pressure, surprised we never had anyone say there was no hot water, always hot water available for showers and washing clothes/towels. DVD players randomly placed in some of the bedrooms but the main living room had one on each floor. Each room had a TV with cable. Phones books are located on second level on counter right of kitchen sink.
Tips for packing: Bring an egg crate for the pull out beds.
Bring a griddle, large frying pan, oven mitts, cutting board, Tupperware, sharp knives if you will be doing any type of cooking. Personal fans recommended because the walls/floors are paper thin. Night lights for bathrooms.
